The following is a list of qualifications required for rental.
1. Occupancy limited to 2 persons per bedroom over the age of 1 year.
2. All persons age 18 and older must fill out a separate application. Spouses may fill out one application.
3. Income must be verified and equal to a minimum of three times the monthly rent. If income does not meet the guideline, a guarantor may be presented. Guarantor income must be at least 4 times the monthly rent as well as meet all other qualifying criteria. Guarantor must sign the lease and be responsible for all lease requirements.
4. Applicant(s) must provide all previous rentals. Failure to disclose a previous rental is reason or denial of application.
5. No felonies of a violent nature. A felony can be an automatic denial.
6. Any misdemeanor will be reviewed on a case by case basis.
7. Applicant(s) may not owe any previous rental or have an eviction. Foreclosures will be reviewed for consideration, but can result in denial also.
8. Each applicant must provide a government-issued photo ID.
Reasons considered for denial of an application:
1. Falsification of an application or failure to completely fill out application.
2. Insufficient income.
3. Criminal history of applicant or occupant that involves a violent felony or convictions of:
a. Violence
b. Theft/Burglary
c. Manufacture of Drugs, Distribution of Drugs or other Drug related Felony act.
4. Credit history that includes owing a previous rental or mortgage.
5. Rental history that includes but not limited to:
a. Non-payment or frequent late payments of rent including eviction.
b. Eviction for drug usage.
c. Issues with housekeeping, health and safety issues or cleanliness.
d. Violence including destruction of property or actions against any resident, guest, occupant or employee, etc.
Approval of application is not based on race, color, religion, sex, disability, familial status, national origin. We follow all fair housing guidelines.
